Complete Property Clearance Cannock

Full property clear-outs, handled start to finish

When a whole property needs emptying — a sale, a move, a tenant changeover or a family estate — we take on the lot. One local team, one fixed price, and a property left empty and swept through.

The service

What a complete property clearance covers

A complete property clearance means we empty every room — living spaces, bedrooms, kitchen, bathroom and outbuildings — right down to the carpets and fittings if you need them gone. You don't have to sort anything first or bag a single item; that's what we're there for.

Because we're based in Norton Canes, most Cannock homes are a short run for us, which keeps the price sensible and the lead time short. We'll usually come out for a quick look (or work from photos and a description), then give you a single all-in quote covering labour, disposal and transport.

Anything with resale value — decent furniture, working appliances, collectables — is set against the cost of the clearance, which often brings the price down considerably. In a few cases it's covered it entirely.

  • Every room emptied, top to bottom
  • Furniture, appliances & carpets removed
  • Loft, garage & shed included if needed
  • Items rehomed, donated or recycled
  • Property left swept and tidy
  • Waste transfer note for your records

On the day

One team, one van, one fixed price

On the day we arrive with our own crew and vehicle, work through the property room by room, and load everything carefully. Reusable items are set aside for rehoming, recyclables sorted to the correct stream, and only genuine residual waste taken to a licensed transfer station.

You don't need to be there if you can't be — we can collect keys and send you a completion photo report once the property is empty and swept.

How it works

From first call to cleared house

01

Tell us what's there

Ring or send a few photos. We talk through what needs clearing and any access issues — stairs, parking, items to keep.

02

Fixed quote, no surprises

We give you a single all-in price. Where items have resale value, that's set against the cost. No tipping fees added later.

03

We clear, sort and recycle

On the day we empty the property, rehome anything reusable, recycle what we can, and leave it swept through.

04

Waste note & completion

You get a dated waste transfer note and, if you need it, a photo report — ideal for executors, agents and landlords.

Good to know

When people usually call us

The most common reasons Cannock customers book a full house clearance are selling a property, emptying a rental between tenants, clearing a deceased relative's home, or downsizing after a move into smaller accommodation.

We're equally happy taking on a cluttered three-bed family home or a single flat that's simply got out of hand. If you're not sure whether it's a "full" clearance or something smaller, ring and describe it — we'll tell you straight.

  • Selling or handing back a property
  • End of a tenancy
  • Downsizing or relocating
  • Clearing a deceased relative's home
  • Hoarded or heavily cluttered properties
  • Preparation for refurbishment

Questions

Clearance questions, answered

Do I need to be at the property for a house clearance?

No. Many of our Cannock customers aren't local, or can't be there on the day. We can collect keys from an estate agent, neighbour or solicitor, carry out the clearance, and return the keys with a completion photo report.

How long does a full house clearance take?

A typical two-to-three bedroom house takes a day with our team. Larger properties, or those with heavy clutter and outbuildings, can take two days. We'll tell you the expected timeframe when we quote.

Will you take the carpets and fittings too?

Yes, if you want them gone. Carpet and underlay removal is included on request — just mention it when you book so we bring the right tools and allow the time.

What if some items have value?

We'll spot anything saleable and its value is offset against the clearance cost. It's in both our interests to be honest about this — a straightforward quote is how we keep Cannock customers coming back.
